Pressure Cleaning vs Softwashing: What’s the Difference?

Pressure cleaning and softwashing are different tools for different surfaces. Choosing the correct method is more important than simply using the highest pressure available.

Pressure cleaning and softwashing are different tools for different surfaces. Choosing the correct method is more important than simply using the highest pressure available.

What pressure cleaning is best suited to

Pressure cleaning uses the mechanical force of water to lift dirt and contamination from durable surfaces. It is particularly useful on concrete, driveways, paths, many hardstand areas and other surfaces that can tolerate controlled pressure. Large flat areas are often cleaned with a surface-cleaner attachment because it provides a wider, more even cleaning pattern than a narrow lance alone.

What softwashing is designed for

Softwashing uses much lower application pressure together with cleaning solutions selected for the contamination and surface. It is commonly used on painted walls, cladding, soffits, building exteriors and other surfaces where excessive water pressure could mark finishes, force water into gaps or cause damage.

Does softwashing use chemicals?

Usually, yes. Professional softwashing relies on properly diluted cleaning solutions and surfactants to treat organic staining such as mould, mildew and algae. The exact mix, dwell time and rinse method should be adjusted to the material being cleaned and surrounding vegetation and finishes should be protected.

Why is high pressure not suitable everywhere?

Excessive pressure can damage paint, softer masonry, timber fibres, seals, roof components and some cladding systems. It can also force water behind building materials. A professional exterior cleaner should match pressure, flow, nozzle, chemical strength and technique to the surface rather than using one setting for every job.

Which method is better for a house exterior?

For many painted and delicate exterior surfaces, softwashing is generally the preferred approach because the cleaning chemistry does more of the work while the water pressure remains comparatively low. Tough concrete paths or driveways may then be pressure cleaned separately. A full property clean often uses both methods on different surfaces.

What about commercial buildings?

Commercial properties can contain painted facades, metal cladding, glass, concrete, loading areas and high-traffic hard surfaces on the same site. A commercial scope may therefore combine softwashing, controlled pressure cleaning, surface cleaning and water-fed equipment, with access and public-safety controls planned around the property.
